  The Asking Price

The key element in your homes eventual sale is your homes listing price. A knowledgeable and experience real estate agent can help you determine exactly what that price should be using a Comparative Market Analysis (CMA). The CMA shows where your home fits in with other similar homes in your area.
The asking price should be in line with your home appraisal. The appraisal is an estimate of your homes market value. An appraisal for less than the asking price can complicate or even block the sale.
The appraiser uses a CMA in their appraisal process. Included in this analysis are homes in your area that have active listing, expired listing, and sold properties. Other factors affecting the appraisal include your homes condition and home improvements. An appraisal may also use other factors when determining the market value of your home.
